It's as if no one has ever heard of field servicing. This
presents many problems, especially when you have to inspect a
store and request their gross annual receipts; or a major
apartment complex and you want their "confidential" rent roll.
This industry also repossesses houses. This can be major trouble
when a neighbor sees you "breaking-in" to a house and calls the
police. So, I decided to do something about this problem and
started an organization of "my own" for those of us in this
industry.

JR Services, LLC was founded in 1991 by Chuck Smith
and has evolved into a statewide WBE (Woman Business
Enterprise) beginning in 2006 with Mimi Norris becoming
the majority partner. JR Services provides a variety of
services to lenders, either directly or through Realtors
and Sub-servicers.
Basically, our job is to help the
lender maintain communications with a homeowner when
the homeowner stops paying their mortgage and stops
communicating with the lender. If the issues cannot
be resolved, we may ultimately assist the sheriff with
eviction procedures and then maintain the property until
it is sold. The services we provide are paid for by all
those service fees that accumulate when the loan is not
kept current :-)
Some tips for those of you that may be
losing your home - we know times are difficult. Do not
move out until you know there is an eviction scheduled
as vacant homes deteriorate quickly. Leave the utilities
on until you know your mortgage company has had someone
change locks - especially if you move during cold
weather or if you have a sump pump. Winter of 2007 with
extremely cold temperatures, many frozen properties
are found - these damages will cause the property to
devalue and you could lose even more. If you have a
sump pump and the electric is off, the property will
flood. We have seen many beautiful homes destroyed by
the ensuing mold.
If you're looking for a "good deal"
by purchasing a foreclosed home, check the Legal News
for your area. There are too many sheriff sales due to
foreclosure lately. You can anticipate saving maybe 5
to 10% off the value of the home - but not much more
than that unless there are problems with the property.
